Qualification Requirements
Meeting these criteria is required for application approval. Specials may apply for qualified applicants.
- Credit score
- A minimum credit score of 550 is required. Applications below 550 are not eligible for approval.
- Income
- Household gross monthly income must be at least 3× the monthly rent of the home you apply for (for example, $2,097/month for a $699 one-bedroom).
- Rental history
- No prior evictions, broken leases, or housing-related judgments.
- Criminal background
- Applicants must have no felony convictions.
- Security deposit
- $150 for a 1-bedroom and $250 for a 2-bedroom, due within 48 business hours of being accepted.
- Pets
- Up to 2 pets per home. A $250 non-refundable pet fee and $15/month pet rent apply per pet. Breed restrictions apply.
- Application fee
- A non-refundable application fee applies and is not returned regardless of the outcome. Contact the leasing office for the current amount.

Qualification FAQs
What credit score do I need to rent at Cranbrook Forest?
550 or higher meets our credit requirement. If you also meet the rest of our criteria, that's a standard approval — there's no conditional tier or extra deposit.
How much income do I need to qualify?
Household gross monthly income must be at least 3× the monthly rent of the home you apply for — $2,097/month for our lowest-priced home at $699/mo. Combined income of everyone applying counts.
Does Cranbrook Forest accept evictions or felonies?
No. Applicants must have no prior evictions, broken leases, housing-related judgments, or felony convictions.
How much is the security deposit?
$150 for a 1-bedroom and $250 for a 2-bedroom, due within 48 business hours of being accepted. The deposit doesn't change with your credit score.
